I will then help you identify which properties in your preferred area suit your needs and your budget, if you haven’t already done this. This is the same process whether you are a first-time buyer, a holiday home buyer, trading upwards, or downwards , or, a property investor.
I will help you through all stages of the buying process from arranging viewings, making offers, negotiating between you and the seller, finding a suitable solicitor, dealing with any issues which may arise, and then presenting you with the keys of your new home.

We will have a chat about your ideal property and arrange to view 2,3, or 4 properties.
When you are ready to make an offer, we will register your offer with the vendor. I will be the negotiator between you and the seller at all times. I will do my utmost to bring this to a successful conclusion as I have done many times before.
Once a price is agreed you will be required to pay a 5% booking deposit within 7 days. This is fully refundable until you sign a contract with your solicitor. If you do not have a solicitor, I will give you some recommendations.
It is always recommended to arrange for a surveyor or architect to make a professional assessment of any property before purchasing. We will assist you in choosing one if you wish.
Conveyancing of Contracts – Your solicitor will carry out the searches and conveyancing of the contracts to ensure the property has good, clean, freehold title with no legal issues.
Contacts signing – you will be required to pay a further 5% of purchase price to your solicitor when signing contracts. You will receive a closing date for purchase which you should furnish to your mortgage provider.
Completion Day – You will provide your solicitor with the balance monies (90% of purchase price) a few days before completion, they will then transfer it to the seller’s solicitor. Once the money is cleared you will be the proud owner of your property and you will usually be able to collect the keys from the seller’s agent.
